For
homeowners in South Florida considering selling their homes and wanting to
increase its’ value to the max beforehand; consider some of these upgrades that
will truly make a difference in how much you get for your most important asset.
I have lived in the South Florida area for over two decades.
I've managed to do alright for myself and have a few homes; two in Fort Lauderdale
and one in Delray Beach. I recently decided to sell all three homes and
downsize to a single home simply because owning property has become too much of
a hassle. In doing so, I got all three appraised and did not like the estimated
value that I was given. I decided to do some research on relatively minimal
investments and upgrades I could do to my homes in order to increase their
value before sale. Here’s what I found.
The home that I raised the value of the most was the one up
in Delray. My first step was addressing the curb appeal of the house. South
Florida is a beautiful place with gorgeous homes; however, a lot of houses look
exactly the same. I wanted my home to stand out from the rest in my
neighborhood, so I contacted a top notch driveway repair Delray Beach team to
come in and completely overhaul my driveway. The driveway turned out wonderful.
I couldn't have asked for more. The investment was relatively small compared to
the increased value that was added to my home because of it. Remember, sometimes you have to spend a
little bit of money in order to make even more.
The two homes down in Fort Lauderdale probably could have
benefited from that same driveway repair Delray Beach team, but I decided to
go a different route with them. I addressed the backyard of both homes instead
of the front. For the home with no pool, I simply had a patio repair company
come in and lay new decorative concrete in the patio area and build out a
fantastic brick fountain structure that is absolutely breathtaking. For the
home with a pool, I had the poolside masonry work freshly stained to a color
that complimented the color of the home. I was happy to find that the stain
also included a sealant, which is a good selling point. Both homes increased in
value by nearly 10 percent with, again, minimal investment.
I think the most important thing that I learned about
selling a home in South Florida nowadays is that homebuyers want something
different. Focus on the curb appeal of your home and address the patio area. Of
course, the inside is important as well, but in our tropical climate; who wants
to sit inside? Focus on the details and invest minimally in your home to see a
larger return on your most important investment.
